Once your home is listed by HomegateDirect.com you will have the maximum exposure possible with other real estate agents looking for homes for their clients as well as house hunters themselves being able to now easily find information about your home from a lot of online sources such as Google, Yahoo!, and Realtor.com. The National Association of Realtors® estimates that upwards of 80% of consumers search the internet for homes in order to decide what homes they want to see in person.

At this stage, you will receive calls from prospective home buyers and home buyer's real estate agents requesting a private showing of your home. You can either take these calls yourself if you're performing this step on your own or a licensed Realtor® from HomegateDirect.com will handle this entire step for you if you sign up for this service.

If you do this on your own, you'll arrange a time for the prospective buyer to tour your home. Typically, you will leave when the prospective buyer arrives to view your home. Most prospective buyers want to tour on their own without feeling any pressure if the homeowner was there. This is standard practice in the real estate industry. After the showing takes place, you can certainly feel free to follow up with the prospective buyer or their real estate agent if they are represented by one for any feedback.

Obtaining feedback is highly recommended. By following up with prospective buyers that have toured your home, you will get a general sense of their impressions - what they liked about your home, disliked, etc. As hard as it is sometimes - try not to take any criticisms personally. Sometimes people have great comments and other times the comments aren?t so positive. Don't sweat it. At the end of the day you know your goal is to get your home sold at the price you want and in the timeframe you want. Feedback may be a good way to get some free advice as to improvements or small changes that should be made to stage the home better and get it sold on your terms.
Your goal is to turn a showing into an offer to purchase your home. Whether you have one showing and receive an offer or it takes ten showings - your goal is to get an offer that meets your terms and to be able to turn that offer into a binding agreement between you and the buyer.

Receiving an offer can be a very exciting time. You can either choose to respond to offers directly yourself, through the advice or help of an attorney, or you can have a licensed Realtor® from HomegateDirect.com handle this entire step for you if you sign up for this service.

Most offers to purchase are done on state approved forms and are a few pages long. Offers to purchase will state the purchase price, date of closing, contingencies of the purchase, and other information. Typical contingencies include contingencies of the buyer selling their existing home, the ability of the buyer to be able to obtain agreed upon financing, and the buyer having a certified third party home inspector inspect your home for any defects. There are certainly other contingencies that could come into play as well.

After you receive an offer, you will be given a timeframe to accept the offer or you can submit a counter-offer back to the buyer that perhaps accepts some conditions of their offer and rejects other conditions, or even proposes many changes about their offer. At the end of the day, you need to decide to accept the offer, reject the offer, or make a counter-offer. If you receive what you feel is less than a perfect offer, don't let this get you down, many times people go back and forth on offers and counter-offers and are able to come to an agreement on buying your home that both parties are very happy with. The paperwork to do this doesn't need to be daunting and you can choose whether you handle the paperwork or you have a licensed Realtor® at HomegateDirect.com as an add-on service handle this or someone else that you choose.

Once you and the buyer are able to come up with an agreement that both parties accept you now have an accepted offer. The goal from this point is to work to remove any contingencies that may be included in the offer. Financing, inspection, and home sale contingencies are the most common, but there may be other contingencies that are made as well. Once the contingencies are removed, you now have what most people call a pending sale and you can now move to the next phase.
At this stage you now have what's called a pending sale and you're getting any paperwork you need in line for the closing company in advance of the actual closing date. Further, you may need to provide proof that you are meeting certain terms required of you prior to closing. The most common requirement for a home owner is to provide evidence that you have fixed any defects that you agreed to fix as part of the binding offer to purchase. Further, you will also have to provide lien waivers to the buyer from any contractors that did work for you to take care of any agreed upon defects.

At this stage, you will be put in touch with a closing company that will ask for various bits of paperwork in order to successfully close the transaction on time and make sure everything goes smoothly. There are various documents that will need to be signed and title insurance is typically ordered. Most closing companies are very good at making this a smooth process. You can perform this step on your own, with the help of an attorney, or again, you can have a licensed Realtor® at HomegateDirect.com take care of this phase for you as an added service - it's up to you.
That's it! Generally, you and the buyer will both attend the closing, sign all the paperwork with the closing company and you're done. You hand over the keys to the house and that's it.
